When it comes to filling your rooms location is key. ?This is an easy to run 18 bungalow hut resort by the sea in Lonely beach. ? The current owners don?t advertise, don?t have a website, aren?t on any online booking sites and still fill their bungalows without difficulty during High Season. ? This is a quiet location, yet only 2-3 minutes walk from the busier bar area. ?Sea frontage is around 15 metres, so most bungalows lie inland. ?All bungalows are ensuite and fan only and rent for 350 ? 500 Baht/night.
The current Thai owners, do things as simply as possible. so whilst it would be possible to have a restaurant or bar at the resort there isn?t one. ?Not having a kitchen and catering to backpackers means that the bare minimum of staff are required. ?Two people can run the resort. ? In addition to the 18 ensuite, fan bungalows are a small restaurant and a couple of more basic bungalows which can be used as storerooms or staff accommodation. There is also space to build several more bungalows and also expand the main reception / restaurant area significantly.
The land area is approx 1.5 Rai ( 2,400 Sqm ) and land rental for the new owner will be set at 100,000 Baht/year increasing by 20% every 3 years. ?Or the landlord will sign a longterm rental agreement for 10 years for a 1,000,000 Baht advance payment. ?All businesses in the area rent from the same local landlord. The owners of these bungalows are extended family of the landlord and so whilst they pay rent, the rental is much lower than many other businesses.
The majority of the bungalows are structurally sound, but some could benefit from being renovated especially if a new owner wanted to target more affluent ?flashpackers? of which there are an ever increasing number in Lonely Beach.
